Abstract:　

Through field investigation in Zhejiang and Guangdong provinces, the paper analyzes the trend, the subject and the features as well as the role of government and farmers in the process of land transfer in recent years. The governments are the driving force for the accelerated transfer of land and the reason behind it is to solve the current financial crisis at the grass-root level and to benefit from the potential gain accruing from the appreciation of the land value. The loss of the dominant position on the part of farmers in the process of land transfer leads to their loss of the land use rights.
